Crema is gearing up to commence three significant projects across Melbourne — 111 Lorimer (Docklands), Flemington Road (North Melbourne), and The Jam Factory (South Yarra). Each represents a new chapter in the city’s evolving story of design, sustainability, and urban renewal as we continue to shape Melbourne’s skyline.

111 Lorimer, Docklands
Build-To-Rent

At the edge of Melbourne’s riverfront, 111 Lorimer is redefining Build-to-Rent living through a partnership between Monno, Rothelowman, and Crema.

The 32-level development comprises 391 apartments alongside vibrant retail and commercial spaces, setting a new benchmark for adaptable, sustainable urban living.

With an 8.5-star average NatHERS rating, Green Star certification in progress, and an all-electric, solar-powered infrastructure, 111 Lorimer places wellness, diversity, and connection at its core. Communal amenity spans an entire level — including a lap pool, gym, work hub, dining spaces, and a pet wash — reflecting a holistic approach to modern community living.

Currently in the early stages of construction, piling works are complete, with practical completion targeted for mid-2027.

Student Accommodation

Crema’s newest student accommodation project on Bedford Street, North Melbourne, represents a step forward in redefining student living on the edge of Melbourne’s CBD.

Delivered in partnership with Centurion Corporation, Metier 3 Architects, and a specialist team including Webber Design, WRAP Engineering, SG Formwork, and Piave Premix Concrete – the project comprises 642 beds within a thoughtfully designed building featuring expansive communal areas, dual-level shared spaces at entry, and a rooftop pool with panoramic city views.

Purpose-built for the next generation of learners, the building is targeting a 5-Star Green Star rating, emphasising environmental efficiency and sustainable construction practices. More than accommodation, it’s designed to be a place where students can live well, study deeply, and belong to a thriving inner-city community.

Early works are underway for this development, transforming a former carpark site into a vibrant, connected community for students from across Australia and abroad.

The Jam Factory South Yarra
Build-to-Sell

The transformation of the historic Jam Factory precinct marks one of Crema’s most anticipated projects — a collaboration with GURNER™ Group to bring new life to an iconic Chapel Street landmark.

Through 3 stages of development, this project will deliver 300 luxury apartments, a 62-room hotel, and a suite of world-class amenities including pools, spas, a wellness centre, cryotherapy suites, and communal leisure spaces such as a cinema and business lounge.

Designed to integrate seamlessly into the urban fabric of South Yarra, the redevelopment will enhance the vibrancy of the Chapel Street precinct, combining heritage character with a new era of sophistication.

Construction on Stage 1 is now underway, with completion scheduled for 2027.
